Rules of renting

By renting villas Alvaro and Olivia, you accept the following house rules:

  • The rented property may only be used for personal accommodation; it is forbidden to sublet or share the accommodation with third parties.
  • The guest shall be entitled to occupy the said space on the dates specified in the Contract from midday onwards, and [must] vacate the lodgings at or before 10 am on the last day of the period specified [in] the Contract.
  • The Contract shall name all persons who will reside at the villa during the lease. It is forbidden to provide accommodation for persons not named in the Contract. For security reasons, we are required to register our guests in the Police’s tourist database.
  • When guests move in, there are signed a Premises Acceptance Record and a Deposit Agreement, which provides for Guest to pay a sum of EUR500 as a security deposit for the duration of the holiday. The deposit shall be made either in cash or by putting it on the guest’s [credit] card, with damages, if any, to be deducted. We guarantee a full refund of the deposit, absent property damage and careful use of the lodgings.
  • In the event of damage to property, damages shall be assessed as per the inventory list provided in the Premises Acceptance Record.
  • The rent covers electricity, water, Wi-Fi internet access, satellite television and lift, as well as weekly cleaning, with change of linen and towels and pool cleaning once a week. We provide full comfort and would appreciate the Guest using heating and air conditioning economically. Electricity used above 50% of the average monthly usage shall be charged to the Guest separately.
  • By prior arrangement and in the presence of the Guest, our representative shall be entitled to visit the lodgings from time to time in order to check the condition and proper use thereof.
  • The keys shall be returned on the premises of the rented house. The security deposit shall be refunded at the same time, absent property damage.
  • If the keys have not been returned or are returned later, the Guest shall pay an amount equal to the amount of daily rent per day of delay in returning the keys, plus penalties, which include all direct and indirect losses caused by the delay.
  • Should the Guest notice, while staying at the villa, any defects of the lodgings or water, electricity and gas supply, he is required to notify our representative thereof forthwith by telephone at + 34 663 86 79 27.
  • For the security of the Guest, we recommend locking the property when you are out; we disclaim responsibility for the safety of the Guest’s personal effects.
  • Please remember that any noisy parties and any and all illegal activities are prohibited in the rented property. You are recommended to keep noise down between 11 pm and 10 am. We disclaim any responsibility for the activities of guests should their behaviour attract the attention of the police.
  • You can smoke on the outdoor terraces and on the grounds of the rented property. According to law 42/2010, it is strictly forbidden to smoke in the house.
  • It is forbidden to take complimentary towels to the beach.
  • Rubbish removal if necessary during the stay at the villa shall be the responsibility of the Guest. It is forbidden to keep bags with rubbish within the villa’s grounds.
  • No cleaning is required prior to departure; we expect, however, that the Guest will leave the unit in a decent condition out of respect for the cleaning staff.
  • When the Guest books a property by telephone at the numbers listed on the website:
    • financial arrangements between the Guest and the Company are made directly, with no middlemen involved;
    • discounts are available;
    • the Guest will deposit a sum of money corresponding to 30% of the rent using the company’s bank details;
    • if the Guest cancels the booking less than 30 days prior to arrival, the deposit shall be forfeited.
  • An extra charge will apply to:
    • house cleaning with change of bedlinen and towels 84 euros
    • house cleaning with change of towels, no change of bedlinen – 72 euros
    • house cleaning without change of linen or towels – 60 euros
    • grocery shopping support (within Moraira) by car – 15 euros/hour
